Warranty & after-handover

What is covered, for how long, and what happens after.

What warranty do I get?

Turnkey projects carry a written workmanship warranty, and the term is set by the package you sign — one year on Essential, three years on Signature, five years on Bespoke. A standalone scope taken on its own — a modular kitchen, a wardrobe run, a bathroom — carries two years on workmanship. Manufacturer warranties on fittings (Hettich, Häfele, Blum) pass through to you on their own terms, typically 3–10 years depending on the product range. Whichever applies to your project is written into the contract before work begins — you never have to take a warranty on trust.

What does the warranty actually cover?

Our workmanship: carpentry and joinery, hardware installation and adjustment, door and drawer alignment, tile adhesion and grout integrity, waterproofing, false ceiling, and the fit and finish of everything we installed. If it fails within the warranty period because of how it was built or installed, we rectify it at no cost to you. Materials and appliances are covered by their manufacturer’s warranty, which we help you claim. It does not extend to normal wear and tear, accidental or impact damage, water ingress originating outside our scope — a leaking terrace, a neighbour’s plumbing — or work that someone else has altered after handover.

How long do I have to raise defects after handover?

Snagging is not left to you to discover. We walk the finished home with you at handover, list every defect ourselves, and close them before you move in. Anything that surfaces later is raised at any point within the warranty period and rectified under it. The formal snagging window — the period in which the handover list is agreed and signed off — is stated in your contract.

Do you maintain the home after the warranty ends?

Yes, for homes we have built. Because we still hold your drawings, BOQ and material specification, a repair or a refinish matches what was originally installed instead of approximating it. Post-warranty maintenance is quoted per job — tell us what needs attention and we will price it.

Can you add something two years later?

Yes. We retain your drawings, BOQ and material specification, so an additional wardrobe, a reworked kitchen run, or a new study can be matched to the original laminate, veneer, hardware and profile rather than guessed at. The addition is quoted as new work with its own warranty; the warranty on untouched work carries on running.

Payments & fees

How money moves through a project, and when.

How do payments work?

Milestone-based. You pay in stages as work is completed, against a BOQ that is locked before anything starts — the number you sign is the number you pay. Nothing is invoiced ahead of the milestone it belongs to. The full schedule, with each amount and the trigger that releases it, is set out in the proposal you sign, so you see the whole structure before committing to any of it.

Is the design fee charged separately?

Design is scoped and charged as its own stage, with its own deliverables — you get a complete design package whether or not you go on to build with us. If you are considering turnkey execution afterwards, say so at proposal stage and we will set out in writing how the design fee is treated against the execution contract before you commit to either.

I’m an NRI — how do I pay from abroad?

We work with owners abroad routinely. Payments come by ordinary bank remittance to our company account; we provide complete banking details and a GST invoice against every milestone, which is the documentation your bank will ask for. Build a few working days of buffer into each milestone for the transfer to clear, and tell us when you have initiated it so the site schedule is not held up waiting on a payment that is already in flight.

Do you offer EMI or interiors financing?

We are not a lender and we do not push a finance partner on you. Several banks and NBFCs offer home-improvement loans against a signed, itemised BOQ, and ours is detailed enough to submit as-is. If financing affects your timeline, raise it at proposal stage so the milestone schedule can be set to match your disbursement schedule.

GST & invoicing

What the number on the quote includes.

Is GST included in the price you quote?

Your quote states plainly whether the figure is inclusive or exclusive of GST, and at what rate. We are deliberate about this, because an exclusive number quietly compared against an inclusive one is the most common way a low headline price turns into a higher final bill. Rates differ between design services and works contracts, so the rate applicable to your scope is confirmed in writing before you sign.

Do you provide proper invoices?

Yes. Every milestone is invoiced by our registered entity, with GSTIN and tax detail, usable for your own records, a bank, or an employer reimbursement. The invoicing entity and its GSTIN are stated on your contract, so you know before signing exactly who you are contracting with and who will invoice you. Cash-only arrangements are not something we offer.

Cancellation, refunds & disputes

The clauses worth reading before you sign, not after.

What happens if I cancel partway through?

You pay for work completed and for materials already procured or fabricated to your specification — and nothing beyond that. Because pricing is BOQ-locked and milestone-based, that figure is straightforward to establish from the stage the project stopped at rather than being a matter of argument. The exact terms are in your contract.

Is the advance refundable?

The design retainer pays for work — site measurement, drawings, specification, design time — so it is consumed as that work is done rather than held as a deposit. What is refundable, and at what stage, is set out in your contract. Ask us to walk you through that clause before you sign it; we would rather you understood it up front.

What happens if there’s a dispute?

It comes to us first, directly. Most disagreements are about expectations rather than money, and are settled on site within days once someone senior looks at them. Formal escalation and jurisdiction are set out in your contract — another clause worth reading before signing rather than after something has gone wrong.

Who does the work

Do you use your own team or subcontractors?

A core in-house team — designer, project manager, site supervisor — with specialist trades such as electrical, plumbing, stone, glass and polishing executed by long-standing contract teams working under our project manager. This is how most serious interiors work in India is actually delivered; the difference is who carries responsibility for it. You deal with one project manager and one warranty regardless of which trade did the work, and we do not pass you to a vendor when something needs fixing.

On site

Hours, cleanliness, insurance, and other people’s vendors.

What hours do you work on site?

Standard working hours are set by your society or building management and we work to them — typically morning to early evening on weekdays, with noisy civil work confined to the windows the society permits. Where there are no restrictions, we still keep to normal working hours out of respect for your neighbours, because a project that annoys the floor above tends to end up with the RWA involved.

Is debris removal and clean-up included?

The site is swept at the end of every working day — you should never arrive to find yesterday’s dust still on the floor — and debris is cleared out rather than accumulated in a spare room. Whether disposal appears as its own BOQ line depends on the scope and the volume involved, but it is written into the BOQ you sign either way, never introduced as a surprise at the end.

Is the site insured?

Ask us at proposal stage what cover is in place for your project and we will confirm it in writing before you sign. This is a fair question and you should ask it of any firm you are considering — the answer belongs in the contract, not in a conversation.

Can I bring my own vendor onto a turnkey project?

For client-supplied items — appliances, art, loose furniture, a mattress, something you already own — yes, and we plan the drawings and services around them. Bringing a second contractor onto scope we are also executing is where it becomes difficult: responsibility for the finished work splits, and the single warranty that makes turnkey worth paying for stops meaning anything. If there is a trade you particularly want to use, raise it before the BOQ is locked and we will tell you honestly whether it can be carved out cleanly.

Society & RWA permissions

The approvals layer nobody warns you about until week one.

Do I need permission from my society to start work?

In practice, yes. Nearly every apartment society and RWA in Delhi NCR requires written permission before interior work begins, usually with a refundable damage deposit, a worker list, and an agreed completion date. Builder-managed towers are often stricter still. Start this before your BOQ is signed, not after — it is the single most common reason a project’s first week is lost.

Do you handle the approvals?

The application itself is filed by the owner, because societies deal with the registered resident rather than a contractor. What we do is prepare everything it needs: the scope note, drawings, worker list with ID documents, and the schedule of noisy work. We have been through this enough times across NCR to know what each type of society asks for, so you are not making three trips to the office.

Are there restricted working hours or days?

Usually. Most societies restrict noisy work to defined hours, prohibit it on Sundays and public holidays, and impose blackout periods around major festivals. We sequence the project around those constraints — noisy civil and demolition first, within permitted windows, then the quieter carpentry and finishing that can continue without complaints. A realistic timeline accounts for this from day one instead of discovering it in week three.

How is material moved in? Can we use the lift?

Most societies restrict material movement to the service lift and to specific hours, and require lift and lobby protection before anything is carried up. We arrange the padding and covering, book the permitted windows, and schedule deliveries into them. For larger items, we check the lift dimensions and staircase turns at the survey stage — a wardrobe that cannot get to the eleventh floor is a design problem to solve before fabrication, not on delivery day.

Structural changes

Can walls be removed to open up the space?

Non-structural partition walls, usually yes, subject to your society’s permission. Anything structural — a beam, a column, a shear wall, or an opening through a slab — we will not touch without a qualified structural engineer’s assessment and written sign-off, and in an apartment, the builder’s or society’s approval as well. If a layout only works by removing something structural, we will tell you that at the survey stage and design an alternative, rather than discovering it mid-demolition.

Design-Only projects

For owners building with their own contractor.

Can my own contractor build from your drawings?

Yes — that is precisely what Design-Only is for. You receive renders, working drawings, material and finish specifications, and an itemised BOQ, at a level of detail a competent contractor can build from without calling us to interpret it. The BOQ also gives you something most owners never have: a line-by-line basis on which to compare contractor quotes and check what you are being charged for.

Do you coordinate with my contractor during the build?

Tell us at proposal stage how much involvement you want during execution and we will scope it explicitly — a fixed number of site reviews, calls at defined stages, or availability for queries as they arise. We would rather price it clearly than leave it vague and have both sides assume different things once the build starts.

Can I start with Design-Only and switch to turnkey later?

Yes, and it is a common path — owners often want to see the design before committing to a firm for the build. Tell us at proposal stage that you are considering it, and we will set out in writing how the design fee is treated against an execution contract, so the decision later is a clean one.

Who owns the drawings?

You receive the drawings to build your home from, and you are not dependent on us to do it — that is the entire premise of the service. The specific terms of use are set out in the agreement, and we will walk you through them before you sign rather than leaving you to find them later.

I’m abroad and want to build locally — or I’ve never seen the property. Can you still design it?

Yes; a significant part of our Design-Only work is for owners abroad, and for inherited flats, new possessions and investment properties the owner has not stood inside. What we need is accurate information: a measured survey, photographs and a video walkthrough by someone with keys. If the property is in Delhi NCR, we can send our own team to measure and photograph it, which removes most of the risk. What we will not do is design from a builder’s brochure floor plan alone — as-built dimensions differ from them often enough to matter.

Timelines & involvement

How long does the design phase take?

For a full home, from first brief to a signed BOQ, expect a few weeks — and the variable is almost never drawing speed. It is decision speed: how quickly the household converges on a layout, a palette and a budget. Projects where one person is empowered to decide move markedly faster than projects where four people review every option. We will give you a dated design programme at the outset so you can see which decisions gate which stage.

What happens if the project runs late?

You get written notice with the reason and a revised date, as soon as we know — not at the point the original date passes. Most genuine delays in Indian interiors come from three places: a change requested after BOQ sign-off, society or approval hold-ups, and material lead times on imported items. We flag all three at the planning stage precisely so they do not become surprises. Whether delay clauses or compensation apply to your contract is written into it; ask us to take you through that before signing.

How involved is the founder in my project?

Design direction is led from the top and every project is reviewed at its key milestones — concept, layout freeze, material selection, and handover. Day to day, you work with your assigned designer and project manager, who are the people who know your site. Being honest about this matters: any firm claiming its founder personally draws every project while also running the company is telling you something that cannot be true at volume.

Materials & specification

Can I supply my own materials?

For defined categories, yes — appliances, sanitaryware, loose furniture, art, and sometimes stone or tile you have sourced yourself. The condition is simple and applies to any firm worth hiring: what we do not supply, we cannot warrant, and if a client-supplied item arrives late or wrong, it moves the schedule. Tell us before the BOQ is locked so the item is excluded cleanly and the drawings are built around its actual dimensions.

Do you offer low-VOC or sustainable materials?

Low-VOC paints and adhesives, and boards from certified sources, can be specified on request. It changes the BOQ, and we will show you exactly where and by how much rather than folding it into a headline number. If indoor air quality matters to you — asthma in the family, a young child, a flat that gets little cross-ventilation — say so at the briefing stage, because it also affects how we approach ventilation and finish scheduling, not just which tin of paint we open.

Is anti-termite treatment included?

Termite treatment is specified where the property, the locality, or the condition of the existing structure warrants it, and where it applies it appears as its own BOQ line so you can see it. If your building has a known history of termites — ground-floor flats and older independent houses in Delhi most often do — tell us at survey stage so it is priced in from the start rather than added later.

What’s actually included in a modular kitchen quote?

Chimney ducting, electrical points for appliances, plumbing rerouting within the kitchen, and debris removal are written into the BOQ. We are specific about this because they are the four lines most often left out of a cheaper competing quote, and they are exactly what turns a quoted price into a higher final bill once work has started. Appliances themselves, counter material upgrades beyond the specified grade, and civil work outside the kitchen are separate lines — visible ones. If you have a quote from someone else, send it over: checking it line by line against ours is one of the most useful hours you can spend.

Reach, references & careers

Do you work outside Delhi NCR?

Yes. Turnkey execution is strongest across NCR, where our teams and supply chain are, and we have delivered beyond it. For a project outside NCR the question to ask is not whether a firm can take it on but how it will be supervised — so we agree the supervision model in writing before you sign: a resident supervisor, a schedule of site visits, or a vetted local execution partner working under our project manager. For projects abroad, Design-Only with detailed technical drawings is the honest option, and the one we recommend.

Can I visit your studio?

Yes — meeting in person, seeing samples and handling finishes tells you more in an hour than a week of renders. Call or write ahead so we can confirm a time and have the relevant material out, rather than you arriving to a room that is mid-project.

Will you connect me with past clients?

On request, yes, once we have the client’s permission — we do not hand out contact details without asking first, which is the same courtesy we would extend to you afterwards. Ask to speak to someone whose project resembles yours in scale and budget; a five-minute call with an owner who has lived in a home for a year is worth more than any portfolio page.

Can you work around a business that stays open?

Yes, and we do — phased work, evening and weekend shifts, dust barriers, and sequencing that keeps the customer-facing areas usable. We will also be straightforward with you about the trade-off: phased work around trading hours takes longer and costs more than the same scope with vacant possession. If closing for two weeks is possible, it is often the cheaper decision overall, and we would rather you heard that from us before signing.

Do you handle fire, structural and occupancy approvals for commercial work?

Commercial certification is handled with licensed specialists — fire consultants, structural engineers, and the relevant statutory approvals — coordinated alongside the fit-out. Who files what, and who carries which cost, is agreed at the outset and written down, because this is the part of a commercial project most likely to hold up an opening date.
