What a turnkey 3BHK fit-out actually involves.

A 3BHK interior design project is not a single scope. It is 7–8 overlapping scopes that have to be sequenced, coordinated, and finished to a consistent standard.

Social hub

Living room

False ceiling with lighting zones, TV unit with concealed wiring, sofa layout and custom upholstery, curtains and blinds, feature wall treatment (fluted panel, stone cladding, wallpaper) if briefed.

Dining moment

Dining area

Dining table design (custom or sourced), lighting over the table, any adjacent display or bar unit. Designed so it reads as a continuation of the living room, not a leftover corner.

Designing for how Delhi families actually live.

Delhi NCR homes are not designed for Delhi lifestyles by default. Builders build to a standard template that gets sold across the country. The standard template doesn't account for:

Indian cooking.

A kitchen that works for light European cooking will not work for daily dal, sabzi, roti, and a family of four plus occasional guests. Chimney sizing, prep space, pantry and dry storage must be planned, not improvised.

Multi-generational households.

Many Delhi NCR families have parents or in-laws at home, or visiting for extended periods. Storage requirements, private zones, and shared spaces work differently in these households than in a two-person flat.

WFH reality.

Post-2020, a dedicated work corner — acoustically separated from the living room, with proper light and a proper desk — is not optional for most professional households. It is often an afterthought in standard 3BHK templates.

Delhi humidity and heat.

Materials that work in controlled European interiors don't always hold up in a Delhi flat that sees 45°C summers and a monsoon season. This affects material choice throughout: MDF vs BWP ply, paint finishes, fabric, flooring grouting.

Vastu.

A significant proportion of our clients have Vastu requirements affecting room usage, doorway positions, and colour selection. We work within Vastu frameworks without compromising design quality.

The "utility" zone.

Every 3BHK has an awkward passage, a dead corner near the entrance, a balcony that's treated as throwaway space. We design these zones as intentional parts of the home — utility storage, breakfast corner, laundry alcove — rather than leftovers.

How long does a 3BHK interior design take in Delhi?

Timeline depends on scope and site conditions. Three realistic bands.

60d

Cosmetic fit-out

Kitchen and wardrobes, ceiling and paint. No civil or plumbing changes. Possible if the flat is in good condition with no site surprises.

90d

Full new-possession fit-out

Most common scenario. Bare shell to handover — civil, kitchen, wardrobes, all three bathrooms, false ceiling, flooring, paint. Requires a tight site schedule and no material delays.

120d

Full older-flat renovation

Full renovation of an older flat (15+ years), or a large flat (2,500+ sq ft), or a project with significant structural or plumbing changes. Also applies to Bespoke-tier projects with custom furniture.

One thing that consistently compresses timelines: a finalised design and a signed BOQ before site work begins. Projects that go to site with an "evolving" design take longer, cost more, and produce worse results.

Common reasons costs run over on a platform project: scope additions after sign-off, material upgrades during design, existing site conditions (damaged plumbing, non-standard ceiling height, structural surprises in older buildings). How we keep costs controlled: the BOQ is locked before work begins, not an estimate subject to revision; material specifications are named (not described generically); change orders are priced and approved separately, not absorbed and billed at the end.

Society-specific design considerations in Delhi NCR.

Delhi NCR high-rises have recognisable floor plan types that repeat across buildings in the same developer portfolio. If your flat is in one of these, we've almost certainly worked in the same building or a structurally similar one.

Premium high-rises with 9–10 ft ceilings and generous square footage. The Crest 3BHK configurations have a utility passage between kitchen and master that is typically an underused dead zone — we convert it.

Good construction, standard ceiling heights. Master bedroom typically has a small attached dressing area that benefits from being opened into the main room rather than treated as a separate zone.

Noida · ATS

ATS Greens, Village, Pristine

3BHK configurations with a slightly compressed living-dining axis. Standard layout puts the dining table under the false ceiling zone and leaves the living room feeling cramped. Rethinking furniture placement unlocks the space.

Gurugram · M3M

M3M Golf Estate, Merlin, Latitude

Newer construction with wide floor plates. Kitchen is often located further from the dining area than ideal, and the passage is long. We address both with furniture zoning and integrated storage.

Frequently asked questions.

How soon after possession can we start the design process?

Immediately. You don't need possession to start the brief and design phase — we work from floor plans. Site measurements are done once you have access for a visit, but the design thinking starts as soon as you book a Home Brief Session.

Can we phase the work — kitchen and bedrooms first, then the rest?

Yes. Many clients prefer a phased approach, particularly if moving in before the fit-out is complete. We plan the sequence so early phases don't have to be redone when later phases begin. Cost and timeline for each phase are fixed in the BOQ before work on that phase starts.

We have parents living with us. Does that change the design approach?

Yes, significantly. A multi-generational household needs private zones, shared storage, and a kitchen and dining design that accommodates multiple cooks and multiple eating schedules. We discuss household dynamics in the first brief session — it directly shapes the design.

Can I see 3D renders before anything is ordered?

Yes. For Signature and Bespoke tier projects, we produce room-by-room 3D renders as part of the design phase. You approve the renders before the BOQ is finalised. Nothing is ordered without your visual sign-off.

What if the flat has Vastu issues with our layout?

We can work within Vastu requirements. Vastu constraints are discussed at the brief stage and incorporated into the design before any layout is proposed. If a Vastu requirement conflicts with structural reality (a wall that cannot move, a door that is fixed), we discuss the options with you.

What warranty do you provide?

1-year workmanship warranty on all carpentry. 2-year warranty on waterproofing in bathrooms. Material warranties pass through from the manufacturer. Hettich and Hafele provide their standard manufacturer warranties on all fittings.

We're based in another city. Can you manage the project remotely?
